Exterior Work Built for Sumas' Climate

Sumas sits close enough to the water and the foothills that homes here take a particular kind of beating. It's not one dramatic storm that does the damage — it's the accumulation. Salt-tinged air drifting in off Puget Sound and the Strait, driving rain that comes sideways more often than straight down, and a moss season that can stretch from October well into spring. Add the temperature swings between damp Whatcom County winters and the drier, warmer summers, and you've got an exterior that's under constant, low-grade stress even when nothing looks obviously wrong.

We work on homes throughout the Sumas area as part of our regular Lynden-based service territory, and the patterns repeat house after house: siding that's held moisture behind it longer than it should, roofs with moss working into the seams, window frames that have swollen and stuck from years of damp cycling, and deck boards that stay wet under a shaded canopy far longer than they would out in the open. None of that is unusual for this part of Washington. It's just what the climate does, and it's why the materials and installation details matter more here than in a drier region.

Why We Only Install James Hardie Siding

We get asked fairly often why we don't offer vinyl, LP SmartSide, or other fiber cement brands like Cemplank or Allura. The honest answer is that we've made a standard for ourselves and we stick to it, because in a climate like this one, the material you put on a house has to earn its keep for decades, not just look good on install day.

James Hardie fiber cement is non-combustible, holds up to sustained moisture exposure without the swelling or fungal decay risk that engineered wood products can face, and its ColorPlus factory finish is baked on under controlled conditions rather than field-applied — which matters a lot when your painting window is limited by rain half the year. Hardie also engineers specific product lines (their HZ5 line, for instance) for wetter, harsher climates like ours, and backs the material with a strong, transferable warranty. That combination — non-combustible, moisture-resistant, factory-finished, climate-specific, and well warrantied — is why it's the only siding we put on homes, full stop. It's not the cheapest option on the shelf, but it's the one we're willing to stand behind after the truck leaves.

What We Actually Do

Siding is our core focus, but Sumas-area homeowners also call us for roofing, window replacement, and decks — often because those systems fail for related reasons. A roof that's shedding moss slowly but consistently is feeding water into places it shouldn't be. Windows with failed seals let moisture track into wall cavities. A deck built without enough airflow underneath stays damp for days after a storm passes. Treating the exterior as one connected system, rather than four separate projects, tends to catch problems before they compound.

Siding

Full replacement with James Hardie fiber cement, installed to manufacturer spec — correct clearances, proper flashing and water management behind the panels, and fastening patterns that account for our wind and moisture exposure. We also handle repair and partial replacement where the underlying structure is still sound.

Roofing

Roof replacement and repair with materials suited to a heavy-moss, high-rainfall environment, including attention to ventilation and moisture control in the attic space — a detail that's easy to overlook but drives a lot of long-term roof performance out here.

Windows

Replacement windows with proper flashing and sealing at the rough opening, which matters as much as the window unit itself when it comes to keeping water out of the wall assembly.

Decks

New builds and rebuilds with attention to drainage, spacing, and material choices that hold up to shade, standing moisture, and the freeze-thaw cycles we get through the colder months.

Local ConditionWhat It Does to Homes
Salt-tinged airAccelerates corrosion on fasteners and metal components; degrades poor-quality finishes faster
Driving, wind-blown rainPushes water into seams, laps, and joints that vertical rain would never reach
Extended moss seasonHolds moisture against roofing and siding surfaces for months at a time
Damp-to-dry seasonal swingsStresses materials that expand, contract, or absorb moisture unevenly

Why a Local Crew Matters

A crew that works Whatcom County regularly knows what to expect before the first ladder goes up — where moss tends to build fastest, which sides of a house take the worst weather, how much clearance to leave so a wall can actually dry out between storms. That's not something you get from a general handyman or a crew driving in from outside the region for a one-off job. It shows up in the small decisions: flashing details, ventilation gaps, fastener choices — the stuff that determines whether an exterior lasts fifteen years or forty.

We're based right in Lynden and treat Sumas as part of our regular service area, not an occasional add-on. If your siding, roof, windows, or deck are showing signs of wear, or you're just planning ahead, we're happy to take a look and give you a straightforward, no-pressure estimate — no obligation, no pressure, just an honest read on where things stand.
